Bramble Lane, Riverside
Two properties, almost directly across the street from one another have been seriously hot commodities. 22 Bramble was a listing held by Compass, our team in particular. The house was well furnished, had beautiful moldings, high ceilings, and even a fireplace on the lower level. I can't speak for 35 Bramble since it was listed and pending before I started but I do know that it was built in 2012 and appears to be similar in design and finishing touches to number 22. The main difference is what side of the street they're on since the lots are only .38 of an acre. 22's land backs up to Eastern Middle School, whereas 35 backs up to another property. Both had multiple offers and likely went above ask. Neither have closed yet but I'm speculating above ask. Like I said before, both are newer construction, high ceilings, two car attached garage, close to schools and train, and all Riverside has to offer.
There's a third property that came on the market at 18 Bramble Lane, a partial split level, that will likely be torn down. This property went to pending in about a week likely with no showings due to difficult tenants as I had inquired about seeing the house with a client myself. With comps in the high $3M range, the owner of this could stand to make a pretty hefty profit.
Coming soon to market is 48 Druid Lane which is about two houses in from Bramble Lane. This home is another split level asking $1.78M (as of 3/13). I will be interested to see where this property ends up.
